Hello,

I currently invest in Baltimore and I'm finding that maintenance costs are extremely high.  Is anyone else encountering a similar issue?  Most of our maintenance is handled by our PM and we are paying about 1/3 of the rents in maintenance.  Any advice to lower maintenance costs?

@Bonnie Y. Yes, we are using a local company near my home.  The prices are decent despite the poor customer service.  But she only works with people who live in this area, even if they have rentals in other areas.

@Joseph England, can you tell us what permits you have had to get for the rehab?  We've done rehabs in the county that do no require permits, but I've seen that the city is a little more strict. 

Also, do you have any recommendations for GC's in the city?

Great job and such a great post! My husband and I have rehabbed several in the same neighborhoods but have kept them as rentals. We are now ready to rehab and resell. Any suggestions in rehab difference between rentals and resells, besides the basic cosmetic differences?

I am also in NOVA and my husband and I invest in Baltimore County. We currently have 6 rentals and close on the 7th next week. Let me know if you want to connect and we could possibly do a jv.

Does anyone have any recommendations for a good property management company in Baltimore?  We have been receiving a lot of complaints about our current company and I want to research some new companies.  Recommendations would be helpful.  Thanks!
