@Willie Morgan Your an awesome guy. I respect that fact that you realized you didn't understand something and then took it upon yourself to solve that. I am having the exact same problem and now i will follow your lead and find people who i can trust and do not mind all of my "to them" simple questions. I have a lot of motivation to want to be successful at this. This post just kicked me in my behind, i need to stop making excuses and go get it done. @Matt Redden  l wish their was a guy like you here in Guilford County, because i had a better understanding of how i need to manage my deals. Now, I promised myself that by the end of September i need to have at least 2 deals done or at least in the works. Thanks bigger pockets, and all of you. And im going to be wholesaling in the Greensboro, high point area, for those of you who want to connect im available. Yeah, I just had to get that in their. lol

I am having a bit of a hard tie getting started and would really like someone i can look up to and wouldnt mind being asked 1000 questions. I want to know everything and im not afraid to ask. Im located in randleman nc, close to high point and greensboro. Any advice would be much appreciated. Thanks.

Thank you Mr. Sheperd, this site has helped me out alot. I guess one of the problems im having is getting a good buyers list going. Im going to my local REI meetings this upcomming week and hopefully i can get a great list. I looked into freedomsoft but it seems expensive. And about this yellow letter. How would I do that myself?

Thanks for those comments you guys. And jamane Y, If i found a good deal in greensboro and needed to sell could i show it to you guys? And do you invest in the surrounding cities, high point, for instance.

What about foreclosures or pre-foreclosures? Good or bad idea?I know of one that has been their for 6 months.

I really didnt know what to expect when i posted this but believe me i have the greatest info now. Thank you guys so much, i will use all these strategies as i pursue this. I have set goals for myself and i plan to exceed all of them. You guys are awesome. Headed to Greensboro to search for some deals, with the kids of coarse.

I am new to wholesale real estate, and i truly dont know how im going to make my first deal. I dont have mounds of cash to go to, have one car with a hard working wife, and to add to the chaos im a stay at home father, please dont laugh even though i just did. But, I have my reasons and those are medical so i wont get into that. To the point, Im in the first step, as in, im building my list of cash buyers. im ok with doing this, go to my local clubs here get to know people i can do that. Now, this finding houses is where im stuck. The good deals i see are mostly in rural areas. Although i have 2 or 3 cities i can easily drive to, but their are a lot right here where i am. Now, im in nc, which is very strict on its laws and i was thinking i should get my broker license first, but then i heard, that what im doing is ok as long as i have the right contract. An assignment contract. So, ok looked it up and got it if i need it. But like i said, the homes that are cheap are in rural areas, and their is a lot, but why is that. No one is buying. So i made a plan to drive to the big city and saw a few but i wouldnt know how to get in contact with them. And if i did what's the next step? This is the part where i need help. MASSIVE ACTION has become my favorite saying, but i just cant seem to make it happen. A little frustrated? Yep, but this is my only way to make a ittle money to help my family get ahead. Im passionate about it and im all about learning everything their is to know about wholesaling. And, one more thing, Keller williams wanted me to come in and talk with them. They are a big Real estate organization that is well known. Should i go with them or go at this the way i started?

so im guessing that my charge of only 500 to 1000 bucks is not so bad after all. These people are crazy. im just trying to make enough to do this on my own one day or partner with someone. Not all wholesellers will rip you off.
