I just finished reading Bidding to buy by author's David Osborn & Aaron Amuchastegui. It was a great read and the steps easy to follow. Only issue I am having is finding a foreclosure list. I am currently in the Los Angeles county market. I called the County clerks office in Norwalk. They stated they do not have a list of forclosure's or notice of defaults. I through some research it looks like LA County uses Auctions.com to sell some of their properties. Has anyone had any luck on finding a list from a different source or directly through LA County Registrars office.

I am new to real estate.  I have been tasked with removing a family member from a joint Tennant coronership. who fills out an affidavit of death and a preliminary change of ownership. Is there anything else i need to complete this task. Thank you four your help

I have a property the was willed to family in a irrevocable trust to three family members. All members are married in California. One member recently died. I am trying to figure out does the spouse of the deceased member receive ownership of the property due to California being a community property state. Does the joint tenancy remove the spouse and give ownership to the 2 surviving members of the property?

I was given a commercial property to manage by my family. The tenants have been in the property for 10 plus years with no rental increase or lease agreement. I have given them notice of rental increase and that there will be a lease put into place. I am not sure on where to find a good lease or a standard lease agreement. Are there any suggestions for a newbie trying to swim in the deep end after getting thrown in. In addition what is the normal process of a lease when filling tenants and renters information. Should it be typed into the lease or hand written.

Thank you. What would my options be if there is not a lease, or one has not been renewed, changed or expired. I am new to real estate and trying to learn fast. Thanks again for your time.

i just took over my moms property. The tenant has not had an increase in rent or a new contract, In over 10 years. They are under market value at $0.64 a sq/ft. I would like to get them at least to market value. They are currently a month to month lease.

Is there any law that states you have to give 30days or more notice to a tenant of a commercial property.
