Does anyone know of any banks/lenders that of offer cash out refinance over 75% on a residential property?

I’ve been a real estate investor for a little under a year and I’m strongly considering becoming a real estate agent for a full time career. If I do so would I still be able to qualify for a conventional loan and/or can I still purchase properties for myself within the same year I became a agent?

Hi Bigger Pockets members! 

Im trying to better understand my market to determine where I should be looking to purchase my next investment property but I'm not sure where to look. Would anyone be able to tell me what areas or parts of town in Kansas City, MO are investors most interested in trying to buy?

Hey! Does anyone here have a recommendation for a general contractor that is licensed, insured, and bonded in Kansas City, MO? I’ve been finding plenty that are licensed and insured, just not bonded. Let me know if you can help!

I'm a new real estate investor in the Kansas City, Missouri area looking to close on a property by the end of year and I've finally managed to figure out how I'm going to finance a deal when the time comes using a 203K FHA loan. However my biggest hurdle is that I don't know of any contractors or where to find them.

Since I'm going through a FHA loan I read they can be pretty strict on the requirements that the contractors have to have in order to move forward so I'm just trying to figure out the following below.

  • 1. where is a good place to find contractors?
  • 2. questions to ask contractors to minimize risk of hiring sketchy workers?

Hi Bigger Pocket Community, my name is Warner, located in Kansas City, MO. I'm 25 and my current profession is an Account Manager at VMLY&R (Advertising Agency). I've always been fascinated with building wealth and generating passive income, but I can't seem settle with one thing and run with it. My brain tends to wonder with so many ideas that I end up losing interest and move on to something else, but I've always found Real Estate very fascinating!

As of now my plan is to purchase condos in the Downtown Kansas City area where I believe the market is growing and AirBNB the Properties to generate income and build my portfolio from there. My only problem is I'm not sure of the best way to go about this from a financial standpoint and I don't have the capital for a downpayment. Any suggestions?
