Hi

I'm looking to buy a property out of state but I haven't got a clue where to start. Can anybody walk me though the steps to make the process easy. How would I close the deal and have the contracts signed, and how would make they payment.

I'm currently in NYC, but houses here a way to expensive to buy/flip. Any counties upstate that might be good?

I'm in the process of wholesaling virtually for on market deal with a real estate agent. Once the real estate agent sends me the contract and I assign that contract to a cash buyer, do I send the contracts to an attorney who will take care of the rest? If so, how do I find an attorney in Atlanta?

Does anyone know what states to wholesale virtually without getting in trouble. I know some states are passing new laws were you could only wholesale with a license. I don't have a license and would really like my foot in the game. Any tips.
