@Sean Wait Thanks, I have a ton to learn about creative financing and I am excited to learn everything about it so I can start ASAP. I will be sure to direct message with pressing questions, thanks for that.

About the student loans, I was more-so talking about going to school, graduating, and then getting a better job because of my new degree, as opposed to going to school using the extra student loan money and investing. Make sense?

Just defending millennials here a bit, alot of people took some unnecessary shots lol. For one not everyone went to school to be computer programmer at a top university and got a high paying tech job at google. Actually those people are the exceptions even if you know 15 of them. (Not saying you were the one taking shots either). I think I read somewhere actually that the majority of 20something year olds above 25 living with their parents are at a all-time high. There's many factors including economy, and that a college degree no longer grants you a 40 year career and a pension.

Ease up on the millennials people, but I do agree, young people should look into housing more for all the reasons listed above most especially for rent free living or passive income when you depart.

Yea from some reading I also figured a major in accounting as opposed to marketing would better outfit me with the know-how to be a better investor because of accounting being the language of business.

I think I know the answer to this question, but I still want to ask. Would you ever recommend going into a job interview (after the CPA exam) and at some point ask if the employer offers a masters degree payment program for employee's?

Wow, lots of information. I just googled FHA mortgages, nice, had no idea what that was. And house hacking was another one I wasn't sure about until good ole google filled me it. Nice real estate investment strategies ill have to dig more into. I'm guessing there is a blog or two here that goes into further detail of FHA mortgages and house hacking. Matt I am not entirely sure what "GC" means so let me know what that is, and I'm sure i'll take you u up on it! Thanks for the info.

I'm new myself here, so I would love if someone schooled me here...

But from the little reading I've done on RE investing, I thought this maybe wasn't such a great deal. Why?

Well the 20% down is great. But when we get down to putting at least another 25k in on repairs for the home; we're already at least 50k down for a place we don't even have renters for yet... Idk I could be wrong.

Hello John!

 Thanks for the reply.. Honestly I agree with you about too much planning, I like to to always be somewhat adaptable.

I am leaning towards accounting and yes for sure going to take the CPA exam. But I already know this is not what I want to do forever. This might be naive of me but I choose accounting because I feel if I gain a traditional education and work experience in the area of accounting and finance it will better prepare me to be that much of a better investor. After all accounting is the story of the business, and numbers don't lie. 

I want to be able to buy and sell businesses in the future. I even considered buying a franchise until I realized I had nowhere near the funds. But yes my end game I suppose would be me being somewhat of a venture capitalist. Yes I know that require tons of cash. But I can dream right? 

Thanks for the offer I'll have to take you up on it sometime , I appreciate all career advice.

Hello I'm 28 not originally from Minneapolis but this is where I work and go to school. Still in school because I dropped out a few years ago. Then I read a ton of Richard Kiyosaki's books, decided in-order to save and invest at least 30% of my income I wanted to make more money so I can put more of it away in order to invest in Real Estate, private placements, or what have you. Real estate is a solid place to start from I believe. 

My plan real vaguely is this: Go to school for accounting/finance, possibly get a Masters degree. Make more money (because of a better job), put more away, and invest it along the way as the deals come and go. 

Well I am still about 2 years from a bachelors, and 2 more years from a masters. So I have 4 years to learn as much as can and make as many mistakes as I can. Of course I still plan to continue learning after the 4 years, but it would be nice to get my hands dirty before that time.

With that said, at least for now, the type of real estate investing I am curious in learning more about would be "little or no money down " as well as "buy & hold" types. 

I hope I did the intro right, I am a bit of a rambler, so sorry for rambling. Excited to be on this site, and learn as much as possible. Thank's for reading!
