Greetings All

I’m ready to start my portfolio with rental properties. I currently reside in California, so I’m I interested in oos investing.

I've been looking in Texas. DFW, Houston, and Fort Worth. What other cities do you recommend for cash flow. I'm only interested in multi family, and SFR.

Ready to build my team, but unsure where to start.

Plans are to purchase 1duplex or 2 SFR in the next 30 days.

Any advice or words of encouragement are greatly appreciated.

Hey Waneeshe, I would say to prepare your finances and make a list of priorities for the ideal real estate market. What do you care more about? Cash flow? Appreciation? Mix of both? Do you want a city that is growing in population and employers are moving to? 

Personally, I really like Columbus Ohio and work with a lot of out of state investors - there's so many catalysts for why you should invest here. Specifically, there's job growth (Intel, Honda, Amazon, Nationwide, etc) and the population is growing (unlike Cleveland or Cincy). I really see Columbus Ohio as an extremely safe bet for the next 10-20 years. Plus, there's still so many positive cash flowing and 1% deals here in Columbus Ohio. Just a few weeks ago, I helped a client close on a deal getting them 20% cash on cash return. My biggest advice for out of state investors is finding the right team members who has your best interest at heart (and not chasing a commission check or see you as a paycheck!). If that means interviewing multiple people, you should definitely do so! As a local investor and agent here in Columbus, let me know if you have any questions or want to connect!

The city is less Important than the team. Great teams perform in every city, crap teams can screw up anything.

A highly competent investor focused realtor will have a team built for you and with a few phone calls will have you set up with everything you need.

Hi Waneeshe! Cleveland is truly known for its lucrative cash flow prospects but if you're also considering property appreciation, Columbus is the way to go. In addition to still offering 1% deals, Columbus is also an expanding city that is attracting several major companies with the likes of Intel, Honda, Nationwide Children's Hospital, and Wexner Medical Center - resulting in the creation of thousands of job opportunities and significant population growth in the coming months and years. I personally concentrate my investment efforts in the Columbus area and my team and I have a network of property managers, general contractors, and lenders etc. that I strongly recommend. I recommend looking into Cincinnati. Recently the supply of SMF here has shot up a lot! A lot more cash flow available, there are deals here to be done, just looking for an investor for it!

 You can find good cash flow in a lot of tertiary markets around Columbus, OH while still gaining exposure to that high growth market. Cleveland and Detroit are going to be very cash flow enticing, but be careful of bad property managers, high turnover, evictions, high renovation costs, and a declining population.
