Has anyone ever attended their seminars? They cost $297 for three days. I’ve heard their mentor ship program can cost $30K. If you ever attended the three day seminar or paid for their mentor ship please chime in with your thoughts or comments.

Can a person rent an apartment under their business name as corporate housing then rent it out as an AirBnB when the employees are not using it?

Hello BP Community,

Hope everyone is well and killing some deals this week. I apologize for my ignorance, but I have a question/ situation that I want pose to the community to see what some of the more seasoned investor’s thoughts are. Again, I apologize I’m still learning and have not completed my first deal yet.

(The stupidest question is the one that is not asked)

State: Texas

Situation: An Investor finds a seller that is facing foreclosure in 30 days and owes the bank $200K and the house has an ARV of $275K. The seller agrees to sell his house to the Investor for $75K cash. The Investor finds a buyer that will pay $100K immediately and all contracts are filled out and everyone gets paid. What happens next? Is it up to the seller to settle arrears with the bank and the Investor and buyer are free to move on to the next deal?

Can a seller sell a house for less than he/she owes on it and keep the money for themselves and settle with the bank later?

Howdy! Looking at this wholesaling gig after attending a very informative and eye opening seminar on the subject yesterday(@rehabinhighheels). If you are doing this, please chime in on the CRM that you are using and how it works for you. Would you use a different one if you were able to?

Hello Group. Has anyone ever taken a wholesailing class just to learn and walk through the entire process of the wholesailing experience? I was looking for a mentor to shadow, but it seems when I bring it up to people who already do it--I'm a threat to their future business. I just need to be walked through it step X step to gain confidence, then I'll be on fire. Is there such thing as a wholesailing class? If so, has anyone every attended one and would you recommend it?

Hello Fellow Investors,

I'm still a newb and have not found my first deal yet. Recently I was having a chat with some patrons at a coffee house. They told me that they recently purchased a house using 401K funds as a first time home buyer. They were waiting for some renovations to be complete and now they do not want to move in, but instead want to rent the house and move into a house left to them by a departed family member.

They asked me if there would be reprecussions from the 401K loan because they are not actually going to live there. I couldn't answer their question because of my inexpierence. Can someone chime in with what could possibly happen?
