What made you interested in investing in this type of deal?

Puff and Buff - light cosmetic rehab purchase off market for cash.

How did you find this deal and how did you negotiate it?

Seller called me out of the blue - have purchase 3 other properties from her in the past. Likes doing business with me.

I bought this house in 2012 and have been cash-flowing it as a rental, but now am ready to sell to put my capital to work in other investments. This is a move in ready SFR in Chicago suburbs. City inspections are done. Everything in the house is up to code and rent ready. Generating upwards of 12% cash on cash, and I have the documentation to prove it. Email me for more info. I have an off-market brick building for sale in Natick Center, Massachusetts (currently zoned commercial) that has been used for decades by a plumber as his "shop" but he is older now and wants to cash out. Asking around $600K. The real opportunity here is that the city has already approved a plan to covert the building to 3 condos. The original investor team that had the property under agreement couldn't come up with the money, so an approved 3 condo dev deal 1 block from the train is available which is very rare. Property is not listed in MLS. 781 214 0083

Fully rehabbed in late 2012, this single family rental has been cash-flowing at > 15% with the same responsible tenant in place for over five years, who has not missed one rent payment. We are selling vacant or occupied. We can deliver vacant within 60 days. House needs fresh coat of paint inside and new carpet. Otherwise is in great shape. Everything was replaced 5 years ago including roof, HVAC, kitchens and baths. Not offering broker fees at this time, looking to sell directly to another investor.

I've been looking at 5 + unit, mixed use, and commercial office buildings for sale in the Boston metro area over the past few months. Most of what I am seeing is off-market or pre-mls properties, but everything still seems very over-priced or completely picked over.

Do wholesalers exist in commercial like they do in residential?

I've been looking at 5 + unit, mixed use, and commercial office buildings for sale in the Boston metro area over the past few months.  Most of what I am seeing is off-market or pre-mls properties, but everything still seems very over-priced or completely picked over.    

Do wholesalers exist in commercial like they do in residential?
