I bought this house in 2012 and have been cash-flowing it as a rental, but now am ready to sell to put my capital to work in other investments. This is a move in ready SFR in Chicago suburbs. City inspections are done. Everything in the house is up to code and rent ready. Generating upwards of 12% cash on cash, and I have the documentation to prove it. Email me for more info. I have an off-market brick building for sale in Natick Center, Massachusetts (currently zoned commercial) that has been used for decades by a plumber as his "shop" but he is older now and wants to cash out. Asking around $600K. The real opportunity here is that the city has already approved a plan to covert the building to 3 condos. The original investor team that had the property under agreement couldn't come up with the money, so an approved 3 condo dev deal 1 block from the train is available which is very rare. I've been looking at 5 + unit, mixed use, and commercial office buildings for sale in the Boston metro area over the past few months. Most of what I am seeing is off-market or pre-mls properties, but everything still seems very over-priced or completely picked over.

Do wholesalers exist in commercial like they do in residential?
