Hello,

I am trying to build an ADU on top of my garage. The size of the ADU is about 700sf.

the pricing I have been getting from general contractors is 480$ per sf. I think that price is outrageous.

I can share the place if any contractor on here is interested.

Hello all,

I am back and want to start investing in SFH as a passive income.

I have 3 rentals in Las Vegas and I got them back in 2008 and have a great property manager that is making me a killing return.

Also, I bought 2 in Memphis but had a serious of bad luck so I walked away from those.

now that I am back on the market I am trying to find my next location to invest in. Vegas is too expensive and Memphis I will rethink it with the right properly mangers.

what do you guys think of 

1. Huston Tx.

2. Dallas Tx.

Hi Guys,

I have been looking for Multifamily deals for a while now but nothing came across with good returns.

My questions are

what constitutes a good return for you guys 6% CAP Rate the Norm now?

should I start small 5 to 10 doors or go big 200 Plus

let me know what do you guys think and how did you guys start.

what to look for as a value-added and how to spot good deals

Is it still profitable ? I heard that I am still able to get around d10% ROI on single family home with positive monthly cash flow

hello,

an inspection report on my house came in with the following.

is this something i have to worry about 

There was a major crack (vertical) observed in the foundation at

the middle. The classification of major is any crack that is 1/4" in

width or greater. There was no major movement or settlement

observed. Since a single examination visit cannot determine if

movement has abated, these cracks should be patched by the

appropriate specialist and monitored. P-9

OK update,

I was reading Memphis state Law and they said i have to file an exemption every year for the state tax ?
