Hey BP Family. Just curious, any wholesalers here that do virtual wholesaling? IF so, I am a cash buyer/flipper in the GA Market and would love to work with you. That way, you're still saving money on housing AND when you move out your property will be cash flow positive. 

Three locations I recommend looking into:

1. Austell/Mableton/Powder Springs/Hiram/Lithia Springs -- this pocket on the NW side of town has some great deals for house hacks. You would be surprised how strong the rental demand is in these places, and the prices are very reasonable. You'll be living a little further outside of town, but there is still plenty of retail and amenities. 

2. Marietta -- Deals will be a little bit harder to find, and will be more competitive. But prices are still reasonable and the location is very strong. The proximity to the perimeter office/retail centers will be a big draw, as well as downtown Marietta itself. 

3. Norcross/Duluth/Lilburn/Tucker -- this pocket also has some great house hack deals. Prices will be a little bit higher, just due to proximity to the perimeter. 

These neighborhoods are not by any means the only options, but they're a great place to start.

Post: Finding quality Wholesalers + Deals

Hey BP family, hope everyone is well. I've looked around all over the forums (or at least I think I did) and tried to network with some wholesalers/deal sources but I just cant seem to find any quality deals. My partners and I have flipped over 15+ properties in the GA market and we are in real need of some deals/wholesalers who can provide us quality deals that have some value because the wholesalers that I'm seeing from different acquisition companies/firms and wholesalers from Facebook and TikTok, its just not cutting it and a waste of time. 

Our Buy Box:

- GA Market Primarily 35-50 miles from the city of Atlanta but still very open to other areas

- $250k - $275k Purchase price

- No Outside Hard Money Lender, we have our own capital

- Easily can close just name the place and when

- All team (contractors/agents/attorneys/propertymanager/stager) in place

Hello everyone, hope you are all safe and well. I got a question that I wanted to get peoples thoughts on and would greatly appreciate your ideas, opinions and advice:


Quick background of what I got going on. My wife and I both are working, we don't have kids but are expecting. We both live with my family. Our expenses are very minimal since we all share the bills in the house. Due to this my wife and I save a decent amount of money. We put away around $55k a year. We want to get our own 4 walls especially with a baby on the way. We are expecting in April of next year. We both plan on working even after having our firstborn. We would like to stay near by to my folks so they can help out with looking after the child. Fortunately my uncle has a near by property and is willing to rent it out to us. I've calculated the rent amount and expenses if we were to stay at my uncles place and our annual savings would come down to maybe around $40k-$45k/year.


Over the past 5 years that we have been together, we have saved up around a quarter of a million dollars in cash. I was thinking of starting to invest and buy properties as rentals (single families and if the deal makes sense buy a multi family). I would like to use our savings and buy 1 property per year. I figured if I use $80k-$100k per house for a down payment+closing costs etc then I could potentially do 2 properties (buy 1 house per year for 2 years) and I would like to make around $500-$1000/month from each house. While those 2 years go by we would continue to keep saving and every two years we would save close to $100k and then get our third place. Buying 3 properties I would hope we are making $1500-$3000/month in cash flow . That would mean that our annual cash flow savings would jump to $58k-$81k per year. 


We want to keep doing this for about 4 years. By this point the baby is 4 and around that time we may want to have our next child. By staying at my uncles place, per year I'm spending $19,200. My question is should I go along this route or should I instead get my own place? My expenses shoot up PLUS id eat into a chunk of our cash savings for down payment. On the other hand that almost $20k per year goes to paying down my uncles rental and doesnt do anything for me other than keep our annual savings high. Please advise and let me know what you guys thinks. I would greatly appreciate it.

Hey BP Gang! Its an honor and a privilege to be here and have access to so many investors and knowledgeable gurus across the country and globe on REI. I'm an aspiring investor here in the Atlanta area. My primary focus is on MFR's but of course I'm always looking at SFR's as well.

I have been listening to the Podcasts (podcasts from those outside of BP too), reading through the ebooks and reading posts for a few months now and decided to become an active member of this great network. I love how Josh and Brandon talk to guests on the podcasts and I immediately go research on the guest speaker and sign up to their newsletters and email listings to get even more info. I actually posted in the Analysis and Advice section of the forum on a question that I have that I would really love insight and advice on. If anyone could please pass some knowledge on that, it would be greatly appreciated.
