I would suggest doing both if possible. Try and land a job in finance for your 9-5 and work as a real estate agent on the weekends. That way your w-2 income from your salary job can qualify for loans to build up your portfolio quicker. And being an agent you will have access to the deals and you save on comissions.

Starting out as an agent is expensive (3k-5k) especially right out of college when your drowing in debt. Also, you can meet people at your job and help them buy a home or get them to partner with on a deal.

I was wondering if anyone knows of gated communities in katy that have homes priced between $275k-$330k? Also, preferably homes no older than 3 years old. I am open to new construction as well.  Any help is appreciated and thank you for your time.

Hey to all my Houston investors out there what area do you  typically find your deals(flips) in? I am currently using the mls to find deals in the cypress/jersey village and katy are but I can't seem to find anything worthwhile.
