If you are going to be doing a lot of wholesaling of commercial properties, you might want to look at a software package called ProAPOD. Just type it in Google and you'll be able to find it. It allows you to type in the property particulars and it will help you and potential buyers evaluate the property but more importantly, it will pull the data together into a very nice-looking, professional package. In fact, it is what many licensed brokers use to present their listings to potential buyers. There are three levels of it, and the prices are not bad for what you are getting. Check it out. A great tool for wholesalers or anyone who plans to use it to sell their own properties (like me)!

Hey, everyone!
This is such a great website and I noticed how many times when doing research I would come across someone's posting on that topic. So I thought I would join the fray! I've got a SFR (with tenants!) for sale that I listed here. I'm still learning how the whole site works. I'm probably like a lot of others; I need money sometimes and I have money at other times. I am happy to share my experiences and even some tools I developed for myself. I'm a great researcher so I tend to find things others haven't heard about, so I'll try to jump in if I see that one of my tools or a website or software I know of will help!

I have been through every training imaginable. Much of it was crap, some was worth every penny. I'll be honest about all of it, if anyone asks!

I'm focusing my investing now on mobile home parks.
