Hello everyone! 

Curious about the permitting process for getting a tiny home approved in 29 Palms. 

I recently purchased a 5 acres piece of land with the goal to build a tiny off grid home (200sq/ft) for str. Land prices in the area continues to skyrocket. It seems like a good investment opportunity since it's near Joshua Tree NP and AirBnb hosts seem to be doing really well in the area. 

I'm still in the early process. I scheduled a perc test and should have the results within 4 weeks. I'm having some trouble with the water situation. All nearby properties are on hauled water (either grandfathered in or under the radar). The water department doesn't service the area so they suggested I get hauled water. BUT San Bernardino County won't permit it. They want me to drill a well which would cost at least 60k - if I'm lucky and can actually hit the groundwater. That being said, it's a hit or miss and way out of my budget. Has anyone been able to permit hauled water to the desert area or other alternatives if there's any? I thought of getting a THOW but per SB County codes it has to be attached to a foundation, so that doesn't seem like an option. Foundation means you need a water source to be able to legally build.

Has anyone been through that? How did you overcome it? Can you recommend someone in the area that will be able to help?

Any tip or advice you guys have would be tremendously helpful! I still have hope that I can develop this land into something great.

@Jaron Walling Thank you for the pointers. I've been scouring the forum for any information that might guide me in the right direction. As for Seller Financing, I'm trying to find what I can on the public records and getting in contact with real estate agents with potential leads. I'm even considering driving down to Florida, boondocking in my camper and "drive for dollars" till I find something. 

I will update this thread once I find something that works for my situation. Hopefully it will help someone in the same boat :)

Hello everyone, my name is Wael. I want to start investing in real estate in the southwest Florida area. I live in Michigan but plan to move down there. This will be my first time buying a home. My plan is to get a house I can live in and rent a couple rooms for starter to help pay the mortgage and make some passive income. I'm a handyman / carpenter so I'm looking at houses that need some fixing ( I can fix most, if not everything ) thus getting it under market value, raising the house's value, holding it and getting a passive income. But I'm having a hard time finding a conventional loan lender, especially for a fixer upper and me being self employed. As for a hard money lender, I talked to a couple and they want some "skin in the game" which I don't have or a 25% down payment which I also don't have now. I've seen so many properties I know I can make a profit out of but can't seem to find a way to get started. Any tips or guidance on what I can do would be highly appreciated!
