 Sorry I took so long to get back to you, whenever you deal in raw land you MUST look at the property. The deals I flipped were FISBO, and I evaluated them by: walking the land, talking to neighbors and looking at comps. The 10 acres that i flipped in Helendale was 2 miles from my house. The owner was a wholesaler who bought it in a lien sale. In California you have to wait one year to sell a property with title insurance. The rules on title insurance vary state to state. So, I was willing to take a small risk of a random lien attaching to the property, and wait the year to sell it. This small act on my part raised the value of the property significantly. I sold to a developer for top $$.
