Alec, I saw your post in the forums and thought I'd throw in my 2 cents. As a Veteran you qualify for the VA Mortgage (better than the GI Bill in my opinion). This means you can buy a 1-4 unit with $0. This allows you to get into buy and hold real estate investing with $0 into the deal, meanwhile living for free, possibly cash flowing and getting hands on real estate investing experience with very low risk. I'm also, an Army Veteran and I used mine to buy a duplex this summer. You have to live in the property for a year, but if you're like me you're used to being put into uncomfortable situations from the Army, so it is no big deal.

Now that I am getting into wholesaling, I feel the experience I've had with my duplex is invaluable.

Hello everyone. I'm new to real estate investing and I'm looking for some feedback regarding the use of a VA mortgage. Specifically I'm looking into multi-family properties. I'm already pre-approved and have been looking for properties for a few months.

However, every listing I see on the MLS shows that the seller does not accept VA mortgage funding. Is this something common? Have any others experienced this with a VA mortgage? Are there any other approaches I should be taking with this?

I see the benefits of using a VA mortgage for investing in multi-family properties. However, if am unable to find a seller should I use a FHA loan instead? Thank you for all your time and feedback, I really appreciate it.
