I took my test on Tuesday and got the result online on Saturday. I took the test in LA.

I first learned about them when they were here in Los Angeles last year for the Learning Annex Real Estate Expo. I am looking for an investment rental property in Houston and they're in the area and so I'm wondering if anyone has used them before. If not, is there any good experienced Realtor you guys can recommend? Thanks.

Hi Jason you seem to be very knowledgable about the Houston market and area. I posted a question a few weeks back asking about where to invest in Houston and got no reply :cry:
Can you give me some pointers? I'll be there in less than 2 weeks and I still don't know anything about Houston!

Hello I'm from California and I would like to buy a property in Houston Texas. I've brought 2 properties in McAllen last year and this time I want to try Houston. Since Houston is such a big city like LA here I wonder if anyone can give me any recommendation as to where in Houston to buy (or to avoid)? It's simply not possible just looking at the Houston google map and know which area in Houston is good or bad....I want to avoid all the ghetto/high crime area.

What I meant was what if the my buyer's agent split his 2.5% commission with me instead of my wife just getting 30% of the 2.5%.....Honestly I don't think a buyer's agent does much anyway (in a RE investment transaction at least, compared to like say a first time home buyer with absolutely no idea about anything real estate). In my case I did all the research myself online, looking for the properties on the loopnet MLS, getting the rental/expenses information directly from the seller agent. All our agent did was communicating with the seller agent in order to arrange showing us the interior of the properties we were interested in, which I could've probably done myself (contacting the seller's agent to show us the RE).

Thanks for your answer! My wife was offered 30% referral fee of the 2.5% selling side commission (The property is in McAllen TX). Is that about the right % for a referral fee? I've read in one of my real estate investment book (Investing in Duplexes, Triplexs & Quads by Larry Loftis) that we as the buyer should have a buyer's agent just so that we can ask the agent to split half of what he gets from the transaction (50% of the 2.5% selling side commission he gets). Is that something normally done in real life (especially in TX)? Thanks.

Me too was very nervous about investing in real estate.....I've attended the Learning Annex real estate show twice and have read a few real estate investment books. I flat out refused paying several thousands dollars "boot camps" because I believe many of them are just scams. Many real estate books I bought from Amazon.com gave me a foundation of the knowledge but ultimately it was my first real estate purchase experience that I really learned a lot from. Now that I've just completed my first investment real estate transaction I'm much more comfortable in doing it again in the future. Bottomline is Just Do It!

Hi everyone my wife is a licensed real estate broker in California althought she has a full time job working in the bank. My question is if I'm buying real estate in a different State can I tell the seller's agent that my wife is representing me and therefore demanding she gets half of the commission of the sales? (Even though she is not licensed in the other State?)
