I'm trying to wholesale an out-of-state property and was thinking of tieing it up with a non-exclusive option agreement.

I have a buyer who's looking and who MIGHT be interested in the property. But if I show him the property and he does like it, then how I protected from the buyer just circumventing me and making a direct offer to the seller?

I'm planning to build a website solely designed for the purpose of properties with potential seller financing and am planning to make lease options the primary method.

I want to form an interface for sellers and buyers alike, and especially get the word out to the realtor community in order to get their potential lease option properties/seller financed properties on the site.

This project is in the very preliminary stages and I am still in the process of deciding exactly what it is I'm planning to do.

Any ideas, suggestions, ideas are very welcome.

I'm looking to build a basic website and was looking for some suggestions on how to get started.

I have very minimal web design knowledge, so I was thinking of starting with a basic hosting site like homestead.com, where I can start with template.

Any ideas?

I'd be interested to hear how others organize their day to run their business. Do you guys set a specific amount of time for deal prospecting, education, etc? Do you form a planned daily schedule and stick to it?

The issue currently is that the first deal has not been completed, so that's the first step. What I'm finding now from brokers are properties overpriced and not fitting the criteria.

Any creative ideas for getting in touch with the sellers prior to hitting the marketplace?

Yes, I'm definately doing that.

I'm cultivating relationships with brokers. The deals that are listed, from what I've seen so far, are too over-priced.

I'm doing direct mailings as well but just started those, so it may take a while.

Any suggestions on how to actually get the pocket listings from brokers?
