I would choose kitchen first. It's a space you usually must use several times a day, and it is often the most common place where families come together every day. Eating/cooking is not optional for most people. However, just hanging out in the yard is, especially in inclement weather. Make the improvements that increase the functionality/ ease of cleaning of the workspace. Yard space is usually the place of pride of customization for most owners and landscaping is a matter of taste.

If you're going to the expense of new insulation to cover the problem, wouldn't it be just as easy to remove the old insulation before putting the new down? You're going to buy the same linear footage of insulation to cover it up anyway, right? Just get a good respirator mask and bag the old insulation and seal it up before removing it from the house. Ventilate, then put the new insulation down. It's really not as big a deal as say, a meth house. It's not a hazmat level project. People clean their attics, basements and garages everyday. Just be reasonably cautious about keeping your mouth and nose covered until done and the place is ventilated.

As far as an attorney goes, Bill Bronchick in Aurora says he is still taking on clients. I asked him this just a couple of weeks ago at the REI convention in DTC.

A lot of other groups do Tues, Wed, and Thurs. How are Monday evenings for everyone? Would 10/22 work?

What is your exit strategy for the open houses? Are you expecting people who have listed on the MLS to come down below market value to a wholesale price? I'm not sure what your incentive is there. Are these 'any' listed props, or have you checked if they have already been on the market for quite some time?

My husband Vic will try to be there to rep for us. I have a major paper due soon, though, so I won't be there, but maybe next time.
