@Daniel Baker - I decided not to buy in the area simply because I live in California and didn't want to take on the cross-country overhead. The oceanfront properties also ended up being a bit pricier than I originally thought they'd be. While I really enjoyed the towns of Camden and Rockland -- they frequently appear high in Maine visitor guides -- I preferred the Downeast region closer to Acadia. Castine, Brooklin, Sedgwick, Stonington, Lamoine, etc. seemed more affordable, and I personally enjoyed boating more near Mt. Desert Island since there were so many small land formations in the area. Wish I could be more of help on the STR front. Data and chatter were definitely scarce.

Thanks Jeremy - you’re correct that we’re casting quite a wide net right now.  We want to narrow it down based on expected ADRs and occupancy rates.  There doesn’t seem to be a lot of Maine chatter on BP, and so I’m thinking about using AirDNA or Mashvisor to help get some (likely imperfect) data.  

We’re indeed working with an agent but looking for more POVs on the area.  I’m expecting low occupancy year round, hopefully offset with higher occupancy and ADRs in the warmer months.  

To Darren’s point, we are indeed considering downside scenarios and the possibility of being our own tenants :P.  Cost of tuition might not be so bad!

Hi,

My partner and I are looking to purchase a short term rental in Maine. We haven't zeroed in on a specific city/town yet but we're focusing our search on areas within 2 hours drive of Acadia National Park. We'd like to learn about occupancy rates from those who have experience this marketplace. We imagine there will be a lot of seasonality and are hoping to get a better grasp on what we can expect.
