Curt, Thanks for your quick response..

Price => Under 20k for prop needing TLC / 30k for turnkey
Desired Monthly cash flow => Not into any $ amount but Cap Rate (NOI / Prop value) of 15% or greater

Are you planning on doing buy and hold or flip? Predominantly buy & hold - I am planning to create a portfolio which I can retire on, once paid off.

Hello BPers, Hayall doin?
I am new to this site and already have learnt a lot - this is like mentoring on steroids..

I live in NJ and everything here and in NY is very overpriced so I thought of investing out of state and found Memphis to be a good market.

Problem : Extreme crime rate
Adv: Cashflows can be great if done right.

So what do you guys suggest as to the areas that I should be concentrating if I need to stay out of war zones, yet hv a phenominal cash flow (may be some appreciation) ?
