Menards is our closest option, just a couple miles away. We have a Lowes a few miles further away, but its a small one. Home Depot is 45 miles away. Menards has a good selection and decent prices. I find myself there at least 2x a week. Their customer service is deplorable. The store manager won't even look me in the eye. I will probably never forgive them for not allowing my teenager into the store in the beginning of the pandemic hoax. I would love a better option but it's so convenient.

No matter how much I screen on the phone, I still will sometimes get people that ask me as they're walking through the apartment, "Can you work with me on the deposit?"

Ugh! So basically you're wasting my time.

I give my standard response, "Essentially, what you're asking me is if you can borrow $700 from me. I barely know you. Why don't you find a friend or family member that does know you and borrow the money from them?"

75% of time, the response is "There isn't anyone who knows me that would loan money to me."

Time to sit back with some popcorn, "Really? Why is that?"

That sucks man. I remember seeing that house, you did make it beautiful! It's not easy to prove the value on the nicest house in a neighborhood.

I arranged to show a small 1 bedroom apt to a woman who was looking for something for just her, showed up, and the prospective tenant turned out to be my friend's wife... AWKWARD.

I am planning on attending my first Indiana tax sale in a couple of weeks- Kosciusko County. I would really appreciate any advice.

I am wrestling with- Do I bid on properties that I think will be redeemed? It's a good return. Or do I bid on properties that I would like to own? There aren't so many. Obviously, I could end up owning any of them, and I would like to, at the right price.

On an empty lot- either I get 110% of what I spend returned to me, or I end up owning the lot, right?

I don't use an accountant.

I have an old friend, Jane Smoker, who works at Owens & Co. right downtown. She has or has had rentals. I don't know what she does there, but I know some of the other staff and they're pretty good.
