I think you have some good information here from @Crystal Smith.  Your next step is to find another property to take action on.  Keep taking action, adjust course, and continue working towards your goal.

@Justin Carter,

Yes you can use this for Month to Month leasing.  Just don't fill out the end date or you can make the duration only 1 month.  So you know, in the state of Illinois, all term leases default to month to month after the lease end date.

You will get burnt so try to risk manage as best as you can.

I have noticed Angies list and Home Advisor are good sources to find reliable professionals who do good work at normal retail prices. You wont find any deals on labor here but you will also get the job done. You can find lower prices on Craigslist but also more risk in hiring a bad contractor.
