Also looking to connect with local investors throughout the Lehigh Valley to learn, share our experiences, and partner up.

I currently own a 4-unit in Allentown which has done quite well for me and looking to expand my portfolio throughout LVH. I will be more then happy to share my experience since purchasing the property in 2019.

Anyone here currently investing in areas outside of SFH/Multi's such as mixed-use & storage b facilities?

Hi Team, After much due dilligence on the various areas of the Lehigh Valley region, I am looking to purchase my first multi-fam and would like to speak/work with a realtor that covers the region. Looking to break out of the buy&hold SFH and non-performing notes space with multis being my long term goal.

Where did you get reliable NOI information?

 Hi Bob,

We are obtaining most of our information from the MLS listings that our realtor sends us, websites such as Zillow, Trulia, Redfin, etc. Majority of the properties that we are looking at are either currently owner occupied or have been owner occupied recently and of course foreclosures. We are seeing homesteads (tax abatement's) applied to around 60% of the properties we look at which of course doesn't show the property tax amount from an investor perspective which leads us to assessing the property taxes through the county tax assessors office. We receive current and recently rented MLS rental comps from our Realtor plus the professional advice from a property manager in the area who analyzes the property for us. We of course do our own due diligence and run comps through Zillow and Trulia to confirm all #'s provided to us. We have an insurance broker who runs quotes for us for the properties that we are interested in. We also deduct 5% each for Vacancy Loss and Repair Reserves.

Hi Jay,

Thank you for replying, I have been using the Cap Rate metric within various cash flow models while working as an analyst for REITs and boutique real estate investment firms (Multi-Family & Commercial properties) so it is a concept that I have gotten accustomed to over the years. I have been including the Cap Rate within my personal cash flow model for SFR's because it's one of the metrics that helps me value a property and it just clicks in my head.

It may be an unorthodox metric when it comes to SFR's so would you advise against the use of it within my cash flow model or do you have any experience where you have used a Cap Rate to help you value an SFR and it resulted in an adverse outcome?
