Looking to sign a new tenants in a few months but don't know what rules to add to my contract. I'm out of state. Any local help would be appreciated.

My name is Vlad and I lived in the Seattle area most of my life. I work in the IT field and have been interested in real estate for the past 5 years but didn't know enough about it and how to get my foot in the door. Until I heard about BiggerPockets from a friend. Now I finally want take my interests into actions and purchase my first multi-unit by the end of 2017. The goal is to diversify my income and get to the point of being financially independent and renting out 50 units by the time I retire.
