Hey Brent - Did you end up getting a STR property at the lake? I am currently considering the same thing for the same reasons. My Dad bought a property down here, specifically a condo, and had issues with the HOA so I am curious if you went the condo or house route. I am leaning towards getting a house. I am very curious to know what you ended up getting and appreciate any insight.

I have my first rental property, a condo that is in South Plaza Kansas City. I previously had it rented put to someone I knew, but he moved out so now I am listing it online on Zillow, Trulia, Hotpads and Craigslist. I am not getting as many responses as I thought I would. Its priced at $925 for a 1bd /1bth so I know my pricing is more than fair for that area. Any suggestions as to other sites I should list my condo on. Thanks!

Anyone here invested in a Landbank property. I know Kansas City is not the only market to have a Land Bank property program, so I am open to hear about any experience you might have.

My situation was very different from what you are looking to do,  but for me AirBnB has been a good investment opportunity so far. I rented out my spare room for almost a year in the Lees Summit area. On average made between $450-$700 a month with a vacancy rate of 13%. My target was students that were attending programs at St. Lukes Medical. Most of the students were in town to attend 2-4 month long courses at the hospital. So they were in a situation was exactly what I was looking for. My guests were looking for something cheaper and more comfortable than a hotel but wouldn't require a long term commitment. 

I just about a house near KU Med on the Kansas City, Kansas side, with the intent to do the same thing, only now I will have 3 bedrooms that I will be listing on AirBnB. I will do the same as I did with my last place and offer a large discount for those staying for longer terms. Hopefully I have the same success with my new place as I have had with the last. I don't think they profit margins for listing your place on AirBnB in KC are anywhere near what you find in large cities, but its still not a bad gig, or at least it hasn't been for me.

Did you find what you are looking for? If not I have one that helped me figure out an estimated return as well as analyze the local market and how I figured out an estimated vacancy rate. 

I actually prefer hardwood, but seeing as this place will eventually be a rental property, my decision will be based on that.

My condo is on the bottom floor. The living room/dining room area is about 350 Sq ft. The kitchen and entry way has white tile. I have seen other units in my complex with the stained cement, and it looks really nice. But those places have exposed brick, which mine does not.

As far as the warmth aspect goes, my gas is covered by the hoa, and my condo is about 750 Sq ft, so I'm not sure how much that will end up being a problem.

I have two cats that's are declawed so pets aren't an issue for me, but I haven't decided if pets will be allowed when I eventually rent the place.

The Plaza area in Kansas City is one of the nicer areas to live, with a lot of professionals. So I am trying to update my condo with those things in mind as well.

I am going to be putting in new floors in the living room and dining room of my condo, and the cost to install hardwood isn't greatly different from having someone professional stain the cement.

I know the stained cement would be more durable and less maintenance, but I would like to know other pros and cons of both options.
