Properties.

I’m in the bay and understand prices here are high. We have decided not to purchase here. We manage all of our properties but agree with others that having reliable boots is paramount to success.

I say start with a cash flow market purchase a few properties and then explore a high appreciation market. Generally speaking in the Midwest focus on A/B markets only. Any lower will be challenging/not worth the effort.

I agree with @Brock Mogensen. Milwaukee is a great cash flow market when in the buying right areas.

I own properties in Portland OR and in Milwaukee Wi. Milwaukee can be a solid cash flow market with modest appreciation. I only buy in a/b areas.

Portland on the other hand you can normally break even or cash flow just slightly. The appreciation has been much greater than in Wisconsin. Rents have grown in both locations.

I personally think as you grow to have two markets. 1 for appreciation and one for cash flow.

We do $300 refundable pet deposit and $25 per month pet rent per animal.

I chose to come back to Milwaukee for a few reasons:

1. Milwaukee, while not my hometown was where I became an adult, went to school and learned many valuable lessons of life. I want to contribute and be part of the cities continued growth

2. I am familiar with the area.

3. I have family and friends locally. 

I know there are more reasons but the above are a few key ones.

Thank you for thanking the time to share your insights into the Milwaukee market. I wish I had been interested in and understood the benefits of real estate ten years ago. With that being said, there is no better time to start than the present. It will be interesting to see how market dynamics change post CV. I am in agreement that adjusting your strategy as market dynamics change is key. What works today may not work tomorrow. I also take the view that Milwaukee will continue on the upward appreciation trend as the city and surrounding communities continue to grow.

Hello BP,

I am looking to invest in Milwaukee utilizing the BRRRR strategy. Primarily interested in buy and hold and am looking for referrals for local PMs, lenders, agents, and GCs.

I am currently located in Washington state but I grew up in Southeastern WI and lived in Milwaukee for almost a decade before moving West for work. My family is local to the area and I travel back home several times a year. 

Looking forward to connecting and visiting in person once travel opens back up.

I charge a flat fee just below the maximum allowed in my state’s landlord tenant laws which is 10% in Washington.

Rent is due one the 1st and late after the 5th. I use Cozy with automatic payment reminders.

Rent $1200

Late fee $175

If a tenant pays late the fee is automatically charged. My thought is I want to select the best possible tenants for my units and part of that is them paying on time. If possible, I never want to have to collect a late fee. I would much rather have my tenants pay on time.

I use RentPrep.com. The basic background check is through smart move and they have an option for the prospective tenant to pay and have an add on option for judgements and liens search. I also use cozy.co for listings and rent payments but have found issues with their background check missing certain details from time to time.
