@Jeffrey Holst My 2018 goal is to want to invest in my first property. Given that I live in LA, I'd likely need to get a little creative with finding good deals. 

My Q1 2018 plan is mostly to get knowledgable:

- Get more involved in the BP forums (post at least 4x times a week)

- Consume REI content (listen to 3x BP podcasts a month, watch 5x BP Youtube videos a month, etc)

- Meet more investors or people in the industry - would love to find a mentor (attend at least 2 meetups/events a month)

For Q2, I will iterate on my plan based on what I've learned in Q1. I'll be sure to provide an update!

I've always been interested in real estate investing, but never knew where to start. I found the BP podcast and forums not too long ago and I am ADDICTED!

Is there a specific BP podcast that you loved and would recommend?

I have one unit which I manage myself. The previous tenants were so easy and fixed any apartment issues themselves. The newer tenants (moved in ~3 months ago) need some more handholding and I've been needing to go to the unit more. Since my current job is located nearby and has flexible hours, I have the luxury of being able to be more involved. Although I imagine when I have my next job, it may be more difficult and I'd have to look into creative solutions.

@Giachinno Geromia Bedogne Thanks for sharing your experience! I'm currently reading Rich Dad Poor Dad. I'm enjoying the book and really appreciate the all learnings that Robert has shared, but I did notice (and was turned off) by some parts of the book that highlighted Robert as a huge salesman at the end of the day. While I get you have to "sell" in this industry, it's sad to hear your story about how his program was executed in such poor taste.

I just rented out my property to my first tenants a few months ago. So far everything has been going good, except they forgot to turn on their monthly rent auto pay for the first 2 months and thus a few days behind. Other than that, I haven't had much trouble yet... hoping to learn from this thread to prevent any future mistakes!
