Hello,

I just wanted to say "Hello to the New Members"! I am new to wholesaling and working on the best way to get started. I like working with others and have not found anyone who is serious and wants to work together based on a written agreement. 

I think I understand why wholesalers choose to work alone instead of working with JV deals and trying to help another fellow wholesaler.

Hello,

I am working on getting started with wholesaling and do not mind working with another serious wholesaler of interest.

I connected with an agent on Biggerpockets who claimed to be investor-friendly and knew the wholesale strategies but I think I scared them away when I requested a written agreement to get started.

I do not understand why people in the wholesale industry like to talk about working together instead of working with a written agreement. 

I have shared information with others in the past, trusting their verbal conversation, and ended up with nothing. They took the information and disappeared or claimed they did not use it.

What is your advice for establishing a trusting wholesale working relationship?

Hi There,

My name is Vivian. I started wholesaling and learned people like to work with verbal communications and no one had an interest to want to put any type of co wholesale of joint venture agreement together. I also learned that people who did agree to an agreement, started the agreement and then disappeared. One of the key takeaways in a person's wholesaling journey is finding the right people who are serious and want to connect with you to create profitable and wholesaling success.

I connected with someone on the east coast and they want me to work with them as their virtual admin finding buyers and sellers for them. They sent me their seller intake form with a list of properties that are being sold and a form for the new investors. I am looking for the agreement that states the terms of payment and details of communications to ensure I am getting paid and the person told me that is based on verbal communications of trust between the two. WOW!

I like this platform on BiggerPockets which allows people to connect with one another in a structured manner. I tried to post a JV Partnership request and they denied the posting of the request and said JV posts are not allowed.

Hopefully, I can meet and connect with some serious investors to work with and create profitably, successful relationships with.

Hi Vincent,

In California, I have heard of the buyers with inherited tenants paying the tenant a reasonable amount to assist financially with vacating the premises when applied in low income situations..The tenant usually asks for it in court and the judge and new buyer agree..

Maybe offering to help her with some type of financing assistance to move into the 4 bedroom she needs for her kids may help ease the combative tendacies and wreackage of the house...

Not sure of your due diligence work in purchasing a section 8 tenant occupied property with lease transfer language but always make sure you have an exit strategy for the tenant

Hi

I am available to work with others on JV deals. I have found some high market East Bay properties no one is making an offer on listed on MLS. Little by Little the price is being reduced on them.
