Thanks for the reply. Yes that is what I see the rents are not as much to the price of the homes yet things are going above asking everywhere in USA. Do you guys see this price drop or plateau in the coming year? They say Austin will grow 2%/yr in population with that we hope rents can go up. Other thing I see is most houses have HOA which is a big negative for me as I have seen HOA can ruin your numbers. But is that what people in Texas prefer to be in a HOA community? Are you a property manager too? What type of renters do you people see? Are they tech ppl or also other types? Do family people buy or rent?

Another sad thing observed. With somuch land in Texas still these houses have such a tiny backyard like dense living. Why? This is how they push new American style living. Sad. 

How is the SouthWest area of Austin. Is it far from the work? Also with somany SFR and the kind of crowd that is flowing in Austin are Duplex still desirable? Howmuch rent one can expect on a Duplex in South Austin or Round Rock/Ceder Park area?

@Jonathan Mednick can you help me with some zip codes to look for. I am interested in CashFlow markets and I pinned AL. I would like to see some in Birmingham, is it still a good time for investors there or have the prices gone up? How easy is it to find multi family? Is this market good for MF or SRF? how do you manage your properties there, are you local?

@Cheryl Tan Were you able to find a good PM in Austin. Also how much do they charge generally per unit to manage? I want someone who is a PM and also a Real Estate Agent. This combination has worked for me locally. If you know please let me know. Thanks

Hi @Roger did u find anyone in Austin or Tampa. Which are the good areas to invest in these places. Any idea on the price point for multi family and rental income?
