@Dean Letfus How do you go about doing your research on which PM is the best. I've heard of a couple that are great there but which ones do you stay away from? What are your thoughts on CB properties and Reedy and company?

Has anyone ever us ProactiveAT in Cary, NC. I've set up a meeting with them to find out some more information. Recently I've started investing in properties and I know my taxes are going to be very complicated. I wanted to find someone who can prepare taxes but I also want them to help me save as well. Basically find things I can write off and help me with things I don't even know about in the tax world. Any advice about taxes would help really. They also do bookkeeping but I don't have many properties yet for it to be tough. Isn't bookkeeping and preparing taxes the same thing though?

@Brian Stratton I ended up buying in the 38118 zip area. I haven't met Dave yet but they all seem like good people. I was really hesitant at picking at first because it's my first property. Then I just decided to jump the gun on one because I was tired of trying to find the "perfect" property. There will never be a perfect property that you pick. Just gotta go with the pros and cons of picking the property and work from there.

I ended up buying a property this month. The experience was actually great. With the help of @Caleb Heimsoth, I was able to get through the entire process better than I thought. I think picking the property was the hardest part, but after that it was pretty smooth. Do you have any specific questions about the process of it all?

As active duty military myself, I know that most of the younger single marines there are required to stay on base. Most of the guys that are allowed to live off base are after 3 years of commitment or if they are married, which will bring down the risk of ruining the property because of maturity and having a family. Also, most of those guys are there for training which is about a year. If they are there as instructors or an actual job, they will most likely be there for about 3 years. Just my two cents since I'm active military. Let me know if you have any more questions.

@John Harris I am also trying to do out of state investing. I've looked into Memphis and the top turnkey companies there are Memphis Turnkey and Memphis Invest in my opinion. I would give them both a call and see what they have to offer.
