@Carrie A.- I do carry home warranty (Fidelity)  for my high end CA rental. My experience has been pretty positive. I have recovered most of the money paid toward insurance. I do have property management company to manage my rental. May be I am lucky to get benefit of others paying and not finding any value.

@Victor Gutierrez - Just be patient and put more efforts on finding something called hidden markets. Don't worry about the people buying houses remotely. In certain markets they are made to believe that they are buying the last available house on the planet. 

Based on past two down turns I can see what is going to happen to many of them. Some investors with strong financials will ride through and make money in long term.

Focus on finding deals where number works for you.

@Jen R.- Congratulations ! Great first job. 

Please try to get the off market or auction properties , the number would magically improve. Also follow a model to restrict the scope of work , budget and timeline. I would call it 33, 33, 33 rule, let us say for $100K ARV

$33K is the cost of acquisition.

$33K is rehab

$33K is the profit.

Any saving in first two would increase your profit , the last 33 could be a stretch since you don't have investor base.

@Matthew Lewis - If you are open to relocate along with your funds then any cash flow market would be great, else start from where you live and see how far you can go.

Buying house digitally is convenience but may not be right investment. With 700 or more Facebook likes AI knows more about you then yourself.

@David Faulkner - Couldn't agree more, The data I am looking certainly proves the point. Someone who paid 50% more on a property is not going to make it. Another investor could not get the property for $71K (another topic) although I would not offer more then $68K.
