What softwares do you use to screen tenants, are there any free ones out there?

I am doing a BRRRR on a property, I wanted to know how to handle paying your contractor. I am thinking about paying them 25% of the budget at a time. Just to be safe, this will be my first BRRRR so i want to make sure i am not giving all 100% at once and they come back saying we need more money or worse they dont complete the job.


Do you sign a contract with the contractor on completing the work properly and in a timely manner which we agreed upon?

I have had a PML reach out to me from Frisco financing llc in a Cleveland RE group. The terms seem to good ro be true at 6% APR, 3.5 points, 6 month holding period.

Does anyone have any recommendations for any good general contractors that are able to handle a wide array of projects. I recently evicted a tenant and I require junk removal, cleaning out the unit, paint job and carpet replacement. My GC is charging me close to $9k, which is way out of my budget.

Hi BP Community,

A tenant of mine has broken lease terms and vandalized and caused damage to the property. Can anyone help on what steps I should take to evict them properly so I am protected on my end legally.  The lease states if there are any severe damages caused the tenant will be evicted immediately, but we have given them a week to vacate the premises. 

Also, being an out of state investor from California makes it harder to evict someone personally in Ohio. Does anyone have any solutions on how I can handle this without visiting the property. Should I hire a lawyer and they can assist? Get the local police involved? etc.
