A hail mary (hopefully helpful) back to you: I have been away from the podcast recently, but I wonder if the podcast might have had Jeff Brown (aka "Bawldguy"). He talks about EIUL life insurance as a wealth builder, notes investing, etc. I spoke to him a couple of years ago - super patient and helpful, and very very experienced in real estate and related funding.  You can find Jeff on BP, or at bawldguyinvesting.com.  Hope this helps.

Thanks, John Leavelle!  I've seen the house now, and it requires very extensive work to repair and update the property.

Seller is very motivated to sell her mother's former home, which is currently in a hoarder condition (hoarder was evicted). I have good comps that show the ARV is about 264,000. We are estimating rehab costs, but offhand I'm estimating $40,000. I prefer to hold, if I can, and I'll ask for a seller balance carry-back, but I think she wants the cash. BRRR seems like a good strategy, but what would you recommend? Thanks!

Hey @Tyler Jahnke - can you provide an update on your Morris Invest project?  I like Clayton Morris, too, and got as far as talking to Larry.  I told him I was interested in buying a number of investment properties within the space of a few months.  My experience was similar to what I’ve seen in this thread.  He promised to send me properties to review, but never did.  When I expressed interest in one of the houses he mentioned to me, it was sold already.  I hit them up through their Twitter feed, and they said they had lots of properties.  But they never did send me more.  I was disappointed at the small amount of information they were willing to share about the property.  I finally decided to look elsewhere.  FWIW, I’ve had similar experience in a hot RE market with bigger providers like Jason Hartman.

I bought the home study course, and URT is definitely NOT included.  I don't think you can buy it independent of signing up for their mentorship program. That's $30K. I got my $1500 back, and I recommend you go with your gut impression on this one...

@DanielleLevins I have the CD's and have gone through them - it's not earth-shattering material, for sure.  It basically explains what a tax lien is, the difference with states that are tax deed states (like Virginia, where I am), and how to build a strategy.  I'll be honest - my guard was not lowered by the content on the CD's.  I may consider it a cost of education to go to the 3-day session, but I will be on guard for the big up-sell, which I am still expecting.  Stay tuned.

I'm eager to follow this thread, too.  I went to a free presentation by USTLA where they made a very good presentation and pitched a $1500 program, which included a bunch of training CD's/DVD's, some webinars and coaching calls, and a 3-day training at a local hotel.  I asked about the expected upsell: They said the only option beyond the $1500 package was paid mentorship to help you, but I understand from people who have listened to the CD's that they offer some kind of extra-fee "Ultimate Research Tool" to get lien lists in Excel format so you can evaluate large numbers of liens more quickly and pick the ones you want.  The CD's make it sound like the only alternative to the URT is to use "snail mail" to get lists from counties.  So I imagine there might be additional packages you can buy that they don't want to roll out.  They did offer a money-back guarantee for the package, up to the end of the first day of the in-person training session.    I have friends who do this without USTLA, and swear by the potential of it, so I was trying to learn a little more.   Still trying.
