Hi,

I have a 2700 sq ft home in Union City and already started the design on 800 sq ft of ADU. Now I am having second thoughts , since my property is already valued high enough and additing additional 800 sq ft with $250k investment makes sense . Thoughts?

I am not sure if I should go ahead with the plan. I might stay another 7-8 years on the property . Will I get back 250k I am investing + rents (2k / month). Can I just add 250k to my exiting home , if I sell the property after the ADU is build ?

I am trying to put together a cost for ADU in backyard in Fremont , CA . It is 20x40 = 800sqft area on a flat land. Can someone please let me know roughly how much it will cost me to add the foundation. I would like to know the cost for slab or perimeter foundation.

I got a 50k quote from someone on phone  for slab , which sounds too high for a 800 sq ft single story. on a flat piece of land

Thank you all for the replies . I was wondering if I should get a general contractor to do all of the work or get independent sub contractors like for pouring foundation and framing etc...

I was also looking at prefab walls made by wood or steel. I am confused on which route to take . Should I get a framing guy and ask him to do my framing from scratch or get pre paneled walls ?

Which one is better, steel or wood paneled wall? 

Should I look at panel walls or do the entire framing from scratch ?

Sorry If my questions are all over . I am very confused . I want to save money but at the same time do not want to take up stuff, which I will not be able to finish

I am planning on building a ADU in my backyard and I was wondering if I should just hire a general contractor and pay lot extra or do my own project management by hiring individual contractors/sub-constractors to do the job.

Like - Arhictecture and permit person, plumber for all my pluming including addition sewage and water lines , foundation and framing contractor.

Hi

I am planning on building a ADU in Union City, CA . I have 8750 sq ft lot and I can build upto 800 sqft of ADU. Here are some of the questions

1. I spoke to the city and got confused on how city permit works. Not sure , if I need to hire a Architect and structural engineer or either will work?

2. regular construction / modular /prefab or premade panels?

3. My property is not square or rectangle shape . It is longer on one side and shorter on other side. Can I still go to modular constructions ? 

4. Is $225 /sq ft norma for modular ?

5. Should I get a architect /structural engineer (atleast 3k) , get a plan made and then get some quotes for regular build ?

6. Any idea on how is prefab / sq ft?

I've used a very good structural engineer and designer to help with my builds. Much more affordable than an architect, especially if you need simple design work or plan on doing structural work since you'll need the engineer regardless. A structural engineer holds an architects license. Let me know and I can make an intro.
