Hello @Shannon Cannon!  Congrats on the first rental property!  I own a couple of rentals here in BR as well and hoping to buy more soon.  I manage them myself, but from what I've heard, 10% seems to be the average for the area.  I'm also an insurance agent and our agency specifically works with investors.  I would be happy to help with quotes or any questions you may have.  Feel free to call me any time.  Good luck with everything!

Welcome @Minh Nguyen!  The BP podcasts have been my favorite part of this site.  Be sure to check those out if you haven't already.  The RING is also a great resource.  I've been attending the meetings for a while and have learned a ton, mostly from networking with a lot of the people there.  Hope to see you at one of the meetings!

Welcome @Jason Duet!  I made the decision to get my license after buying my first investment property. Mainly because I wanted to have it for my personal investment property, but I've ended up using it more than I expected to help facilitate other deals.  I was out of town for the last one, but I'm usually at the RING meetings too.  Feel free to reach out if you ever want to grab lunch or coffee to talk real estate!
