Hello,

I have a 3 unit building in Pittsburgh proper and my current property manager is exiting the industry. 

I'm looking either for a replacement for him, or at the very least someone reliable who can be on retainer as a super, trustworthy as a key holder and boots on the ground for tenant inquiries.

Any referrals/connections who could help?

Actually 2 properties.

I'm selling my primary residence and moving into my boyfriend's primary residence. The proceeds from my sale will be enough to pay off a mortgage on the investment property we co-own and to shave off substantial portion of his mortgage on his primary residence as well as do renovations so the place is ready for our growing family.

1. Currently we own the investment property 50/50. Once I pay off the mortgage (currently at 65% of property value) this ratio would shift... how can I secure my "interest" in that?

2. The leftover money will be used for a property I have no legal claim to. How can I protect myself from losing lifetime savings if something horrible happens?

I know someone out there must've thought of a smart way to "take trust of out this"?

It’s taking about a quarter of the largest wall of the building. Reached from ground to roof and now expanding from left to right. Wondering if the consequences if I neglect it

How big of a deal is it that my brick building is getting covered by some type of ivy? (I assume it’s not poison because I didn’t get burns)

@Dennis M. - you just use it once and no mowing is needed all year? Does it just leave a pile of dirt or is there still some vegetation?

@Johann Jells any particular brand/type you recommend? does one application last all season? Poison ivy sounds horrible to have sprouting around!

@Theresa Harris I intend to do exactly that. Just hope the city/environmentalist groups won't come after me for treating land I don't own... no good deed goes unpunished...

My property is surrounded by city owned lots and while I will be fined if my grass is higher than 10 inches, the weeds on city land get taller than me by June (we have some invasive plants around here). All of this is spilling towards my property, increasing landscaping costs and attracting infestation.

Anyone had luck slowing down vegetation by pouring salt or vinegar on the ground? Anything else I can do (besides calling the city as I played that game in vein last year)?

Usage: 9,000 gallons

Water consumption charge $98

Sewer System Maintenance $63

Alcosan Charges: sewage treatment $77; surcharge BOD $0

Who is alcosan and why am I paying for sewer twice?

I already called them but heard nothing conclusive.

Strongly considering putting these into our units after the next turnovers and maybe putting something in the lease that there is a $X charge if the showerhead is replaced.

 I might just dispatch a plumber to check for leaks and change showerheads while he's at it.
