In new york, if you wanted to find information about a comparable condominium development project, you can request an Offering Plan. I was wondering is there such a thing for Multi-unit rental complexes in California?

I am looking information for 1.) total number of units 2.) total square foot 3.) individual unit square footages 4.) floor plans 5.) architecture/building information 6.) Monthly rental

Hello! 

In new york if you were to find information of a condominium project for a comparable property, you can request an offering plan and that will have most of the information.  I am new to California and was wondering where i can find the following information for comparable multi-unit rental complexes:

1. Total number of units

2. Total square footage

3. Monthly rents for each units

4. Floor plans

Property: Multi-unit rental complex

So the back story is that my uncle who wants to become a real developer, but doesn't know much English has tasked me to create an investor prospectus for him. I took some real estate finance courses and I have an interest in becoming a developer myself, so I decided to help him out. The only problem is that I never made an investment prospectus before! Can someone guide me some tutorials or books that can help me create one? What are some pointers or tips that I should keep in mind when making one? I know there is a finance component pro-forma to it and was wondering the kind of required details/information I need to build a substantial one. 

Any information on where to start and some good pointers is greatly appreciated!

I just started to listen to some biggerpockets podcast, but initially I found you biggerpockets through reddit. It seems like the consensus is to pay off my student loan first, which I have about $41K ( i have 3 loans: one is 7% and the other two is 6.5%). I live in NY and I make about $90K with my living expenses to be around $900 without considering food. 

what do guys think? I want to see if i can buy an apartment (2-4 units) wherever in the outer boroughs.
