I recently completed renovation of a twin house I bought in July 2019 with hard money financing. Seeking long term conventional commercial refinance at 70-75% LTV. Details:

Property - 4 bed room twin house with 1742 sq ft in Philadelphia 19111

ARV - 290,000$

Rent - 1950$ per month

Property tax - 3213$

Insurance - 1000$

Utility costs - borne by Tenant

I own 10 rental properties in Philadelphia and am discussing an equity investment with a friend of mine in to a new LLC for co-investments. He is a foreign citizen. My bank said they cannot provide refinancing if the person does not have a green card.

What other alternatives do I have? e.g. a C-corp?

I bought a property from the sheriff sale for 28k$, put some minor work and leased out for 750$ per month. The property is worth on the market for 45k$. My go to commercial lender can’t do the refi since the property value is below 50k$. Does anyone know commercial lenders who lend for such properties?mits a great cash flowing row house in Philadelphia 19140. Thanks Vinod

Hello all,

Seeking private money for cashing out partner in a newly rehabbed duplex in Philadelphia 19111 area. We bought the property in Feb 2018 from the sheriff sale for 162k$. It is a corner property with a very nice front and back yard. The rehab is completed and both units will be leased out by the end of July 2018.

The first floor unit was in good condition and did not need much work. The second floor was a total gut and including the common area, sun room / patio and landscaping work, the total rehab costs ~35k$.

The ARV is 280k$, recent comp of a sale around the block was 285k$, another one 6 months back for 279k$.

Looking for long term loan with max LTV possible (atleast 75% of ARV). The funds will be used to buy out my partner and to buy next property in North East Philadelphia area.

Happy to send before and after pics and provide necessary info to interested parties.
