What is the best way to go about finding the good neighborhoods to invest in within a city? In addition what are good tools or sites for finding crime rates? Average Rents? Schools? etc? Thank you.

I am currently attending the Air Force Academy in Colorado Springs, Colorado. My current background consists of reading Bigger Pockets books and others, speaking with individuals in the real estate community, and searching online or in forums when I have questions. I have a small amount of capital at the moment, but ideally want to start by wholesaling in order to get a good understanding of the numbers involved with analyzing a deal, and to build up my capital. After that I hope to get started in Single Family or Multifamily homes. Any advice on what direction to go in or individuals I should connect with would be greatly appreciated. I can already tell that the Bigger Pockets community will be a great wealth of information.

In that case do you find your deals through Real Estate Meetups, connections with brokers, or some other way? What is the best way to go about creating your network within the real estate community? I'm new to this process so any insight would be helpful. Thank you.

It seems to me after reading through various different threads that a lot of deals are found off market. So I guess what I really want to know is can good deals be found on sites like Zillow, Realtor.com, or RedFin? Is it necessary to build a large network through various real estate outlets to find the best deals? Thanks in advance.
