Hi @Perry Mcintyre In addition to that you have to hire a contractor for siding and interior to full update, so you’re looking for almost 100K in repairs.  On this scenario, you will be paying almost the market value of the house. I’d also suggest a short sale.

In my opinion, paying more for a property than the actual market value is something I wouldn’t do it, unless it’s a very nice property with a potential to increase value over the years or you plan to leave for generations. I'd rather buy bellow market value.

I've attended some CTREIA meetings, they are good and do their usual meetings every Monday.  BP meet-ups in Fairfield is closer to me and planning to be more regular at this one.

@Mark Bascetta It also depends on what is your target tenants? Bridgeport is good for section 8 tenants however cities that are surrounded by immigrants are great for regular tenants. I recommend you to check the per capita income of  the cities as well. As @Jerryll Noorden said in the end it is all about the numbers.
