Thanks for the advice guys.

I will explore this site further. Im finding out more each time. the first few visits was just to teh renters/landlord section. but I found myself very interested in real estate investing.

Hi There,

I just wanted to give an introduction. I found this website while searching for some info about a tenant and landlord issue I have (me being the tenant).

I will be attending a richdad robert kiyosaki seminar and Im wondering will I get any useful info from his packages? anyone have experience with his products before to get started in real estate investing?

I do understand that Im responsible for some charges like paint and carpet but they are trying to charge me for lots of other misc items like:

2nd coat of paint,
gas range (which still is working but its old),
dishwasher (which I never use),

kitchen cabinets and kitchen countertop resurface ??

where do we draw the line for charges if the apartment is just getting old and the landlord wants to renovate/update the apartment and decides to charge me for a lot more than I should be charged?

I took a glance at the link you gave me that it clearly shows my landlord is being unreasonable for the repairs he wants to pin on me.

Thanks for the response. I have also talked to some people who says california is tenant friendly.

I might have to spend the time to look into california's landlord/tenant regulation and how to proceed into small claims court.

the apartment is in need of repairs as we never moved out of that place for 8 years. I have tried telling the manager about it but he would just say he will get back to me about it until we moved out.

- dishwasher is broken (we never used it )
- gas range is replaced (it is working fin when we are there)

- kitchen cabinets replaced (they are just old but still good condition)

- apt needed 2 coats of paint (who determines if an apt need just 1 coat or several coats of paint?)

- carpet is replaced

- bath tub and bath tiles replaced.

somehow I dont feel justified to pay the remianing amount as we have been good tenants - never miss a payment always reporting problems when it happens. only the problems are not repaired until we have moved out.

Hi All,

I just moved out of an apartment in torrance after 8 years and the landlord wants us to pay in damages.


the first letter from landlord was that we are liable for $90 ($500 - repair costs that amounts to $590)

I realized my deposit is $800 not $500 and wrote a letter to landlord stating that the repair cost needed was in part because of deferred maintenance (told manager to repair these items but he failed to do so)

Then landlord came back with a 2nd letter stating Im Now liable for $$695 ($800 - repair cost with other cost added on that amounts $1495).

I had asked for him to produce the signed lease agreeement but he did not mention it. I lost the lease agreement too.

is this landlord shady or is he just doing what is fair for him?
