 @Luke Carl: I agree your comments about the STRP in Nashville. I did airbnb in OR, which was much easier.
This property I bought is for rent by rooms or STRP. Since I am familiar for airbnb, so I choose to do that, I didn't get  problem in OR, but I got problem here( I did search, but I ignored how difficult to get the permit here), even though temporary. Actually I still got positive income after all cost by just doing two rooms.
You are right, I am now looking for roommates which is the backup.I hope I am over thinking, it is my first time to do landlord thing in US( I live in US less 4 years), too much unknowns and difference.I am trying to know more and do more search. Thanks!

@ Tim Herman Thanks! you are definitely right and that is what I am worrying. I am just thinking if the lease expires, should I still go evict process? I will go check the local laws.

Merry Christmas to all BP!

I got headache recently. I bought my first single family (3b2b)in May this year in Nashville,TN and live here. I did Airbnb immediately after I bought it. My problem is I didn't check the law and didn't get the permit before I ran Airbnb. So I got letter from Nashville government to ask me to stop. Now I have to wait for a year to do airbnb again.Even though I definitely will report all the income.

Big lesson from that.

Now what I do is renting out two rooms in my house, well it is my first time to be landlord, I really prefer to do month by month rent or two or three month lease...I don't mind to share the house with other people, but I do worry if I could get well with other people for long term. So I just set up short term first. For this kind of short term lease, I don't know if I still need do screen tenants or just ask more deposit? I did talk to some applications, they don't like to be screened. But without screen, I do concern about my safety.

Does anyone has this kind of experience? and how do you do? Thanks for any advice in advance!

Nobody will do co-sign, before I started to buy this house, I tried whatever I can do. I will find an attorney here soon

I am not a lawyer, but I have owned a restaurant. I would be less concerned with this current prospective property and more with the idea that your employer might be misrepresenting your income. I would reach out to an attorney.

 thanks. It is hurt to not to think about my current property. But you are right, I will find an attorney later if this can't be change correctly

@Mary M., thanks. I could find attorney or change the payroll, but the bank just give me 24 hours to deal with that. Means I tomorrow afternoon before 3pm, I have to show the bank what the correct one is.

otherwise they will decline my application. But it is always right I should find attorney to find out what I should do.

Hi Everyone,

this is my first post, but it will be urgent case. I am in Nashville,TN, and I am applying for a mortgage for a single family home to do house hack. After two months all process, I mean, all the inspections done, appraisal done, at the very last min to be close, but today the underwriter is saying my payroll is something wrong, my application will be declined if I couldn't get resolved in 24 hours.

My problem is here, I am a server in a restaurant, normally we get tips right?, but my boss pays me stable salary 3800/month, and do whatever he needs me do, all the tips I get go back to the boss. But my payroll says, my base salary is 300, and tips 3500. So the bank says my base salary can't qualify for the mortgage.....How can I do?? every month I GOT same salary, I didn't know I was paid 3500 tips!

Is there anything possible solution recommended? I don't want to lose this house, I put lots of work, and money inside.
