Hi, to build your end buyers list, one thing you can do is put a sign infront of the house you have under contract saying something like "MUST SELL-CHEAP HANDYMAN SPECIAL CALL NOW XXX-XXX-XXXX" 

Also put a sign down on the corner of the block with an arrow pointing in the direction of the house!!!

Hi Guys,

FREE wholesaling tip. A guy called me today and said he got my name and number from a friend in Chicago. He said he was looking to buy houses. I said hold on and pulled out an end buyer sheet that I use to collect info.

He told me he's a landlord in Hammond IN and that he has 3 rental properties now. Plus he's looking for another one in the Hessville area. I thought **** I just did two houses over there before winter. 

I got his name and email and put him in Constant Contact ( the marketing software I use to send properties out once I get them under contract) under the file I created for Lake County buyers. I told him I don't have anything now but you never know what I might have in the future. 

So I picked up another end buyer in that area. Now come spring when I put about 6 to 10 band signs in Hammond and I find a deal I have like 10 people to call immediately. That's before I go marketing all over the place on the internet to find an end buyer. 

My point is use a software program to collect email address, just get there permission to opted them into the system. I have like 10 different buying area's set up in constant Contact with email address's for future deals. 6000 plus people. Even thou I pay per email with Contact Contact, I don't care. Number 1 its a tax right off, number 2 if I send out a house and someone responds I always make them show me via or fax proof of funds that they are a qualified cash buyer before I go wasting their time, mine and the sellers. 

If they ask why do I have to send pof? I tell them because I said so. In a nice way, to many people wast my time and don't have a pot to piss in. I just tell them to white out there account numbers-bank statement, IRA e.t.c.

Most people fall out here, because they don't send pof. Plus they just opted themselves out of constant Contact anyways. I don't want them anyways. I've had millionaires send me pof. Immediately-why can't they? Tire kickers is a big problem in this industry, reduce it from the get go!!

Yes on larger spreads do a double closing. My opinion is anything over $5 assigment

I'm new to Biggerpockets, but a few people on here want to criticize me already for posting. Anyways anyone want to ask me a question on flipping contracts-wholesaling houses? Go ahead and ask and I reply. 

Done 100's of deals over the years and am very skilled in the filed. My approach to wholesaling houses is an honest one with all parties involved.

Hey guys, yes I have done that many deals over the years. I am new to this BiggerPockets thing. A friend told me about this site. Don't judge me when you don't even know me. I do honest wholesaling. I don't lie to sellers, end buyers or anyone involved in the transaction. 

i first learned about assigning contracts in a book I read in 2004. I won't tell you the author because of copyright laws but he's running for president as we speak now!! Look his books up. When I got started I was putting out 50 signs a month in my town where I live. All I do is turn and burn, I go find an end buyer prior to closing. I have dozens of references from attorneys, sellers, end buyers e.t.c.

I admit my title here is a little much. however this business is alot of work, most people in the industry don't understand that because of all the non sense out there that you don't have to do anything and your going to make money wholesaling. That's so fare from the truth!!

THE ONLY PLACE WORK COMES BEFORE SUCCESS IS IN THE DICTIONARY

I have had many newbies contact me over the years telling me they learned about wholesaling at some dam seminar. one lady told me she spent $10k to go to some seminar and she still didn't know what to do in the business. they wanted her to come back to another seminar and spend more money on another form of real estate investing!! i gave her some advise and told her to get her money back. I have given out alot of free advise over the years....

i treat this business like a brick and mortar business. i work for the most part Monday thru Friday 8AM till 5PM. I will contribute more to these conversations when I am available.
