FREE wholesaling tip. A guy called me today and said he got my name and number from a friend in Chicago. He said he was looking to buy houses. I said hold on and pulled out an end buyer sheet that I use to collect info.
He told me he's a landlord in Hammond IN and that he has 3 rental properties now. Plus he's looking for another one in the Hessville area. I thought **** I just did two houses over there before winter.
I got his name and email and put him in Constant Contact ( the marketing software I use to send properties out once I get them under contract) under the file I created for Lake County buyers. I told him I don't have anything now but you never know what I might have in the future.
So I picked up another end buyer in that area. Now come spring when I put about 6 to 10 band signs in Hammond and I find a deal I have like 10 people to call immediately. That's before I go marketing all over the place on the internet to find an end buyer.
My point is use a software program to collect email address, just get there permission to opted them into the system. I have like 10 different buying area's set up in constant Contact with email address's for future deals. 6000 plus people. Even thou I pay per email with Contact Contact, I don't care. Number 1 its a tax right off, number 2 if I send out a house and someone responds I always make them show me via or fax proof of funds that they are a qualified cash buyer before I go wasting their time, mine and the sellers.
If they ask why do I have to send pof? I tell them because I said so. In a nice way, to many people wast my time and don't have a pot to piss in. I just tell them to white out there account numbers-bank statement, IRA e.t.c.
Most people fall out here, because they don't send pof. Plus they just opted themselves out of constant Contact anyways. I don't want them anyways. I've had millionaires send me pof. Immediately-why can't they? Tire kickers is a big problem in this industry, reduce it from the get go!!
