I've looked into similar structures such as condo-hotels around Orlando (conventions centers, conferences, amusement parks, etc) and from the several places i've looked into, the financials show a ton of overhead and expenses because it runs as a hotel with hotel services and management fees. Wondering how it would play out here but not something I'd jump into first.

@Wes Blackwell great input. Good info and advice is worth the read regardless of how long a post is. To achieve your goals, why pass up on free information with the potential for better understanding?

@Gus Joseph I'm aware of the shelter you are referring to. From my experience and discussion with other locals, when they placed the downtown shelter, it had localized more of the homeless population in that specific area. Maybe the same amount of people were present in town but were now more noticeable. Though Austin has a very low violent crime rate, unfortunately it is reportedly high in property crimes. I would imaging having property in close proximity would lower it's value. You can probably get it for a low price then, but I would worry more about the long term value of the property if you hold it or resale as it would still be an unattractive option for people shopping for homes. Otherwise, I can't imaging the rest of the market suffering dramatically because Austin is still growing.

@Patrick DiDomenico I have met some and heard of people getting clever with their rental properties as unique as this idea here in Austin. Unique niche market. They make the most money out of it from short term rentals like AirBnbs. They yield premium prices during events such as ACL, SXSW, etc. Definitely works in a city whose motto is "Keep Austin Weird". Very interested to see how your efforts and returns play out. Please share the outcome when you do!

Thanks for the insight. I noticed these books were published 2008. I know we aren't re-inventing the wheel here but would i be right to assume that most of the information from these books aren't dated considering today's market and trends?

Hi everyone! I'm new to bigger pockets. Looking to gear into multifamily investments here in Austin, Texas and surrounding areas.

Question here is a simple one. Couldn't find a discussion in the past year so figure I post this question. For those who have read them, what is your favorite, recommended, solid foundation book in regards to multifamily unit rental properties? Would love the input. Looking to gain more, if not solidify, the knowledge I have now.
