In "The Book on Rental Property Investing", Brandon talks about Class A, B, C and D properties. He also mentioned that different areas have different ratings. Does anyone know what he property class ratings in Phoenix, AZ are? 

These are crazy times. Some are sitting on the side line. If you had $1,000,000 to invest, how would you invest today?

I live in Phoenix, Arizona and have land in Cottonwood, Arizona (about 90 minutes from Phoenix). We are going to build a short-term rental property on the land (Cottonwood is a hot place for a weekend getaway). The unit will be about 1,300+/- square feet with 2 bedrooms and 2 full baths. We are seeking a builder who understands and has experience with rental properties. So far, the builders we are seeking with are more luxury home builders. Our target is $100 / sq foot.

Dave... thanks for the very detailed response. 

Can a 1031 be used to:

1. Construct a property from ground up? (build a house)

2. Do a build out or rehab?

@Diane G. - Thanks. I am extrapolating that "Bay Area" applies to any large and prospering city: Phoenix, Miami, NY, etc. 

I am going to sell some property and am wrestling with whether to 1031 or take the tax hit and sit in the cash.

1031: Buy real estate now with tax deferred proceeds and cash flow now with 100% of the proceeds.But when (not if) the next crash comes, could lose up to 40% of value or more. 

Tax Hit and Save Cash: ~24% tax hit, but have cash for the next downturn, and can purchase more property with less capital, and potentially see greater gains as the market eventually recovers. 

I would greatly appreciate some perspective from experienced real estate investors with 10-15 years of experience (that means you lived through the Great Recession and had property during the last crash)
