I’m looking to get my second investment property in north San Luis Obispo County California.  I have a realtor but need a PM to help me predict the right rent.  I expect to get multiple properties here and grow a relation with a good property manager.  I’m looking in Paso Robles, Nacimiento, Atascadero, Templeton etc.

How did you guys manage the contractors all the way from CA?  Did you fly out to meet with the contractors?  How did you get progress updates?  facetime? text pictures?
