In wholesaling can you double close with liens under the property? If so is it normally the buyer that will put forth the extra money during the closing

Hi BP,

I have been researching and researching until my eyes literally popped out today while reading another book on wholesaling and short sales. Does anyone have any tips on how I can make my time a little more efficient rather than sending yellow letters? I've come to notice that every piece of data in the newspapers are on websites like foreclosure.com already and it makes the morning paper look like old news. Is there any other way to get a jump on the competition?

Is there any way i can find someone to take me through a wholesale of their own or show me the ins and outs of a house flip or buy and hold. Im a young new investor in the DMV area who is currently seeking any seasoned investors looking for assistance in their flips. If so I would love to tag along and learn about wholesaling and other things a beginner like myself could profit from.

Do you have any advice onto how i can acquire a seller financing home in my area. Ive tried search engines like forsalebyowner.com but I cant seem to find any solid deals. Might you have any other recommendations.
