Great list and great input from everyone! With all of this information being so public, no doubt it's going to drive a lot of investors to these areas. I'm curious to see if there's a market anyone thinks should be on this list. Maybe one that's flown under the radar a bit.

@Derek Savage Glad to hear you're actively planning for your future. There's already been a lot of great advice to learn from on this post but I'd like to offer my two cents as well. I graduated with my BA last year with zero debt and now I work in property management. My advice to you would be to figure out what it is that you want to do in real estate (buy and hold, flip, BRRRR, etc..) then work backwards from there. I'd say there's nothing wrong with putting that money you've got on the side, into a community college education; however you may want to consider also finding a job that gets you exposure to the industry you're interested in. Learning a trade while going to school could be a great way to start your journey.

@Account Closed Thank you, this is very helpful. It seems like Zillow is a decent tool but I think I may need to network within the Raleigh area for more opportunities including off market deals. Do you have any experience with off market?

Good evening Biggerpockets members! First I would like to thank everyone who reads this volunteering for their time, for their commitment to giving back, and their help in guiding newbies such as myself. You guys rock!

With that said, I'll get right into it. I'm 24 and work as an Assistant Property Manager. I currently live in New York State but I'm looking to relocate to Raleigh North Carolina (I'll be visiting the area in about a week for the first time). I'd like to start by house hacking with a duplex or some other small multifamily house. What I'm having trouble with is analyzing the market in Raleigh. It seems to be a quickly growing area in terms of both population and job growth however I'm having trouble when it comes to determining what is a fair price for a property. I've been using sites like Zillow and Trulia to check out these properties but I'm not sure how reliable the information is on these sites.

What resources do you all use to analyze markets/deals out of state? 

Do you have any other advice for a newbie starting out in either this area or in house hacking in general?

@Victor S. We had a gas company drilling for a bit and it made it profitable, but due to the political climate it doesn't look like they'll be able to do anything else until some things change.
