Ok, I've been reading a good bit on comps and well I'm a little bit out until I can start pulling triggers and hit up agents and try to find deals. However, I'd like to use the free online sources to use comps on sold properties in the areas I'm interested in and compiling data in a spreadsheet I can keep track of. I just want to practice and streamline this system. What is your system like? Do you have any recommendations? I started with same area, type, rooms, baths, year built, square feet. Pretty much keeping my comps as close in comparison as I can. I tried attaching what I did to show you a reference. Thank you all. Doing anything I can to sharpen my skills.

Thank you. I'm 29, and I'll guess we will see haha. I can't really do the outdoor hobbies I enjoy here so other than working on my fitness and being good at my job is really my only option. Plus the overtime pay to me is worth it if I'm putting it towards my goal. I haven't purchased a home yet due to struggling to get a decent job since post service. I def have some debts to take care of first but that will be easy once I'm making a stable income. Thank you for your perspective, I recently pulled out some of my real estate books. I want to try and incorporate the BRRRR method if possible however I think to do that I have to go out of state to get the ball rolling, ideally probably in Iowa, since that's kind of where I'd like to buy some land and settle down. Houses are more affordable and I'll be able to save up and pull the trigger faster than buying here in California. I feel confident in my drive and ability to teach myself from reading content and just pulling triggers. Knowing the end result is there and that its possible to reach my goal and ultimately surpassing my goal is very motivating. Since I'm really big into fitness I've invested years into how I wanted to look and it took me years to get there and to have some gratification in that area allows me to easily put my head down and grind as I have in other areas. Hello,

My plan is to work my *** off as a firefighter and get all the qualifications I can, one being medic, that gives pay increases. Work all the overtime I can manage while trying to stay sane. My dream is to own land and a property that I can hunt since it's a big passion of mine. Overtime potential is endless in LA County it seems with firefighters making over 200k and up to 400+, this comes at a price of having no life and really putting the stress on yourself, but I want what I want. My plan is to live frugal with the goal to buy a condo to start, maybe outright if I can manage to get the overtime and repeat that at least once. Giving me around 2k of profit or so a month per place, I'll buy back my military time and have to serve 14 years to retire if I choose to. What approach would you take and does my plan seem sound?  I'm open to all advice, just trying to reach my goal in a timely manner.
